• Start with a pure sine wave
• Add very subtle saturation (don't overdo it)
• Use an envelope with a snappy attack
• Layer with a mid-bass element an octave up
• Always mono below 150Hz

The trick is restraint. The cleaner your sub, the harder it hits on systems.
